Commercial inspections

Troy provides commercial inspections that adhere to the InterNACHI Standard of Practice. He provides a Property Condition Assessment (PCA) report which outlines results of a visual inspection of the property and even details probability of failure of equipment (where proper information can be obtained) within five years. This will give prospective buyers an idea of where to focus maintenance in the immediate future and how to plan accordingly. Commercial properties vary significantly in size and type and so the inspection details need to be customized per PCA requirement. What is a home inspection?

A home inspection is a visual examination of the physical condition of a home (or other building). This is usually, but not always, connected to the sale of that home or building and its findings often determine the successful completion of that sale.

A home inspection will usually include an examination of the foundation and basement, roof, attic, heating and water systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.

Home Inspections are not conducted on a pass or fail basis; this approach provides a report that shows an itemized list of the condition of the home or building and any work that should be done. An inspection is conducted in about 95% of all real estate home transactions.

Thermal Imaging

Thermal imaging reveals surface temperature variations of the building which helps to identify problems in structure, moisture content and air leakage. It can also be sued to find heating and cooling losses, moisture intrusion, inadequate or non-existent insulation, plumbing leaks and poor construction.

Thermal imaging is accomplished using an infared camera. Troy is Infared Certified through InterNACHI and is one of the few inspectors who includes thermal imaging as a part of a standard inspection, free of charge.

Residential Home Inspections

A home inspection isn’t just about protecting your investment, it’s also about protecting you and your family. Troy understands this and takes his profession very seriously. He knows these issues are an integral part of your decision to make the biggest investment of your life. Though not mandatory in every province in Canada, a residential home inspection should be a part of every real estate transaction. It is the best way to ensure that everyone is protected.

Pre-sale Inspections

Home inspections aren’t just for home buyers. Home sellers also gain peace of mind by investing in a thorough certified home inspection prior to putting a house up for sale. The last minute discovery of problems by a prospective buyer can lead to time delays, added expenses and can even stop a deal altogether. Your best prevention measure as a home seller is to have a certified inspection done prior to listing your home.

Renovation Deficiency Inspections

You’ve watched those shows on TV and know the nightmares that can arise from home renovations when done improperly. Sub-standard materials, poor workmanship or jobs left unfinished. Troy can assess a renovation job near completion to make sure everything is being done correctly - before you make that final payment!

Radon Testing

Radon is an invisible and odorless radioactive gas that is released from the ground from radium. It can occur anywhere, but higher levels are typically found in areas that have a higher concentration of uranium that naturally occurs in the soil. Radon build-up can occur in any home, regardless of age or how well it is maintained.
